EICR Regulations 2026

The fines are rising to £40,000. Here is what London landlords need to know.

Electrical safety is the number one enforcement priority for London councils in 2026. An EICR (Electrical Installation Condition Report) is a mandatory inspection of the fixed electrical installation, and failing to have one is now a criminal offence.

The Rules

Every rental property must have a valid EICR every 5 years, carried out by a qualified electrician. Any C1 (danger present) or C2 (potentially dangerous) observations must be remedied within 28 days.

The Fines

Local authorities can impose civil penalties of up to £40,000 per property. You also cannot legally serve a valid Section 21 notice to evict a tenant without a valid EICR.
