Why Your Property Failed Its EICR

Don't panic. Here are the most common faults and how to fix them.

An EICR report will either be "Satisfactory" or "Unsatisfactory". An unsatisfactory report doesn't mean the property is unsafe to live in—it means there are issues that need fixing. Here are the most common reasons properties fail.

1. Lack of RCD Protection

An RCD (Residual Current Device) protects against electric shock. In older London properties with outdated fuse boards, this is the most common failure.

2. Exposed Live Wires

Loose or exposed wiring is an immediate danger and must be fixed within 28 days.

3. Cracked or Damaged Sockets

Damage to sockets or switches can cause shocks.

4. Inadequate Earthing

Earthing prevents electric shock. If it's inadequate, it's a C2 observation.
